Obtaining a county zoning permit is the first step in the development process. Zoning permits are required for all new construction, new commercial, and change of use projects. This includes:
Special zoning permits called Shoreline Protection Permits are required in the lake overlay district in addition to the traditional zoning permit. Commercial projects require site plan approval prior to issuance of any development permits. Building permits and Environmental Health permits require zoning approval prior to issuance.
Burke County practices countywide zoning. Each parcel of property is given a certain zoning designation which denotes the activities permitted on the property. Some requests may take several days for staff to investigate and process. Zoning applications are required for every permit and may be downloaded and completed beforehand.
